What is CREIT Investments?

CREIT Investments is an innovative program that assists two types of people:

  • Real Estate Investors
  • Homebuyers

For Real Estate Investors

Have you wanted to invest in real estate, but just lack the enormous amount of money to do so? It is a proven fact that real estate is one of the most highest return and stable form of investment that a person can get into, but a majority of the would-be investors out there do not have the $50,000 to $75,000 to put as a down payment on a rental property to rent out. Obviously, once you invest in a property to rent out you automatically become the landlord. There are advantages of being a landlord (if you can afford to be one), but there are also disadvantages. If you intend to hire a property management company to "manage" your property that automatically cuts into your profits. If you intend to manage the property yourself it will take not only your time and money, but you will also inherit the burden and headaches of being the landlord. When you get a call at 2 a.m. from your tenant asking you to come over because the toilet is broken and flooding the bathroom or if the garage door opener is broken and the tenants cannot get their car out to go to work -- Those are just some of the things that you will have to endure when being a landlord.

For Homebuyers

There are different types of homebuyers with different types of situations.

  • First Time Buyers -- Are you a first-time homebuyer that do not have money to put down, and cannot afford the payments for 100% financing loans?

  • Relocating Buyers -- Are you a buyer relocating to the area from another geographic area and find that you are short on the down payment because of the higher cost of living in California ?

  • Credit Challenged Buyers -- Is your credit score hindering you from getting your home because lenders require a higher down payment for credit challenged borrowers?

  • Upgrade Buyers -- Do you want a larger house in a better neighborhood with better school districts but find that you cannot afford those monthly payments?
First Time Buyers

Are you tired of renting? Many first-time buyers have good income and a decent credit score, but just like the 95% of the first-time homebuyers, they haven't had the time and ability to save up the large down payment required to purchase a home in that desirable neighborhood. Many first-time buyers will research the option of 100% financing (no money down loans), but will find that the interest rate and the qualifications required to get that loan can hinder them from qualifying. Or if the buyers get qualified for 100% financing, they come to a realization that the kind of home they qualify for is not the kind of home they want to live in. They are faced with the decisions of having such high payments, or of having to settle for a home in an area that they really aren't happy with.  Many of those would-be first time buyers choose to continue renting even though they are throwing their money down the drain. With CREIT Investments they have another alternative.  They can increase their purchasing power by $50,000 to $100,000 over what they could buy with 100% financing. They can get into the home or the area they want and still have payments they can be comfortable with.

Relocating Buyers

Even though you may have 5% or even 10% down, just a few minor blemishes on your credit report can be the difference in qualifying for the lowest interest rate possible. By putting more down payment through CREIT Investments you can be rest assured that you will qualify for the best possible loan.
